Closing Costs For Sellers

house sellers

They are searching online, looking at every home that comes up for sale within their filtered interests the moment it’s listed. If your house is represented online by poorly shot photography, your listing will likely see very little traffic. Not to mention, it’s widely observed that houses with professionally shot photos, on average, sell for more money than other listings. After you decide on a real estate agent, you and your agent should devise a plan of action for how to sell your house.

In addition, homes with multiple price reductions may give buyers the impression there’s something wrong with it. So it’s best to eliminate the need for multiple reductions by pricing your home to attract the widest pool of buyers from the start. Impact on your credit may vary, as credit scores are independently determined by credit bureaus based on a number of factors including the financial decisions you make with other financial services organizations. It’s a good time to be a home seller — homes are selling fast and for a premium — but that doesn’t mean you can jump into the market ill-prepared. Knowing what to expect can position you to make the most of this seller’s market.

Here's a big reason why people may be gloomy about the economy: the cost of money

When the market was on fire, one of Izbicki’s clients, a couple, lost out on about eight homes despite bidding well above the asking price. Last week, Izbicki sent them a list of properties that have been on the market for more than 30 days. Still, there has been a marked shift in the environment for would-be home buyers, and other changes are afoot as price cuts become more common. In Orange, Riverside and San Bernardino counties the share of price drops rose to more than 20% of listings, up from about 7% a year earlier.

Hire an agent who knows the market

The internet makes it easy to delve into a real estate agent’s professional experience, helping you choose the right person to work with. Look up agents’ online profiles to learn how long they’ve been in the industry, how many sales they’ve closed and what designations they may have earned. Pay attention to how and where they market their listings, and how professional their listings’ photos look. Nearly half (45%) of homeowners planning to sell in the next 18 months say recent changes to the housing market have spurred them to sell earlier than initially planned, according to the survey. Single-family homes are in high demand, so selling now means you’ll sell faster and for a higher price than you would under other conditions. If you list your home in this market, there’s little question of the outcome.

"Many first time buyers are already at the absolute max of what they're able to borrow," says Vanessa Perry, a professor at George Washington University School of Business and a fellow at the Urban Institute's Housing Policy Finance Center. "They're not going to be able to come up with any additional cash to pay their own agent." For a home priced at $400,000 — which is close to the national average — that works out to $20,000 to $24,000 in commissions — much higher than people in other countries typically pay. Starting in July, sellers will no longer have to spell out a commission for the buyer's agent. Advocates say that should lead to more negotiation, more competition and ultimately lower costs. Most experts advise against getting fixated on one house, as that can lead to major disappointment, or worse, bad financial decisions made out of desperation. However, that doesn’t necessarily mean you should run the other way at the first sign someone outbid you or came in with a tempting all-cash offer. They’re not only great negotiators and have a solid understanding of the neighborhood you’re interested in, but they also have terrific connections, which will benefit you. While there are various methods sellers can use to snag a home in today’s rabid market, the one resounding rule all experts agreed on is to get a mortgage preapproval before you begin house hunting.

More From the Los Angeles Times

Over time, lower real estate commissions should lead to somewhat lower housing prices. Sometime between now and when the settlement goes into effect in July, buyer's agents might start asking buyers to sign contracts that spell out how much the agents will be paid and at what point in the process. Over the same period, home sellers should consult their listing agents to make sure they're complying with the new rules. This settlement would likely apply to real estate agents whether or not they are members of NAR. Some other closing costs commonly paid by the seller include transfer taxes and recording fees. Additionally, if the buyer has negotiated any credits to be paid at closing — to cover repairs, for example — the seller will pay those, too.

There will be multiple factors to consider, as each home sold and purchased differs. For example, if it’s a buyer’s market, that means the buyer has the upper hand because there are multiple listings with fewer offers being made. However, that doesn’t necessarily mean you have to make huge concessions in order to sell your house. When planning how to sell your house, you should also strongly consider having your home digitally scanned for an online 3D tour. Some companies, like Redfin, already include these services for their clients. These 3D walkthroughs, where you point and click through a home from your computer, are more than 5 times as popular even to this day.

This is no surprise, as many people desire a space in their new home to support pastimes like cooking and baking. With this in mind, quick upgrades such as new appliances and upgraded countertops can go a long way to making your home more appealing to buyers. “It is unfortunate that the House of Representatives is using the cover of important foreign and humanitarian assistance to once again jam through a ban bill,” Alex Haurek, a spokesman for the company, said in a statement on Wednesday. He said the bill would hurt the free speech rights of 170 million Americans and seven million small businesses and eliminate a company that contributed billions of dollars to the U.S. economy.

Big changes are coming to the way people buy and sell houses in the United States. The National Association of Realtors settled a lawsuit last week that could up-end the way real estate agents are paid, doing away with the traditional agent's commission of 5-6%. Once your home is officially listed on the MLS and potential buyers are starting to tour the house, it’s important to keep in contact with your real estate agent. Unless you’re living in the house, you probably won’t be notified of every showing. Keep an open line of communication and talk regularly to discuss things like price changes, new marketing tactics and other strategies that could help the house sell more quickly. You and your real estate agent should have already reviewed this beforehand, but not every house sells quickly.

But for homeowners in certain cities across America, that slight profit may be ballooning into a big, fat one. A number of locales are seeing unexpected housing price surges that create unique opportunities for potential sellers. "It is certainly possible that if you purchased your house in one of these areas 15, 20, or 30 years ago it could now be worth two to three times what you bought it for," says Clare Trapasso, executive news editor at Realtor.com. (Toledo and Los Angeles don't usually go hand-in-hand.) But they do share features that may explain their desirability. Read on to find out what's noteworthy about each area, and what's driving up housing prices. If you live in one of these metros, consider striking while the iron is hot and put your house on the market soon.

If the package passes, the measures will be sent as a single bill to the Senate, which could vote soon after. President Biden has said he’ll sign TikTok legislation into law if it reaches his desk. The French town of Saint-Amand-Montrond is selling a 828-square-foot house for 1 euro or $1.07 USD. The property also includes a courtyard and a garage, according to Ouest France, and is located in the city center of the small town. For a few years now, countries all over the world have gone viral for selling off abandoned or dilapidated properties for around $1 dollar — an often symbolic price.

Most people said their decision to buy was out of a desire to own a home (27%), followed by wanting a larger home (10%). Tregg Rustad, an agent at Rodeo Realty, said that two weeks ago his client submitted an offer on a Silver Lake house that was hundreds of thousands of dollars above the asking price. As a result, fewer homes are going into escrow, inventory is rising and sellers are starting to react.

And he knew there was plenty of Republican support for further Ukraine funding. In private conversations with Johnson, Biden and White House officials emphasized the stakes for Europe if Ukraine were to fall to Russia. By late October, Republicans finally settled on Johnson, a low-profile lawmaker whose thinking on Ukraine was opaque, to serve as the next speaker.

By all accounts, this upstate city is the perfect place to live—as long as you don't mind cold weather and eight months a year of gray skies. Although it's more than a five-hour drive from New York City, Rochester is a sophisticated area and some of its suburbs are nearly as posh as those that ring the metropolis—with homes that are a fraction of the price. It's known for its amazing golf courses, great food, and excellent schools.

The housing market bucked the broader economic slowdown as COVID took hold and set record after record on the back of limited housing supply and historically low mortgage interest rates. Although mortgage rates have since risen, inventory remains low and the housing market is still super competitive. Data compiled by John Burns Real Estate Consulting shows just how weird things have been in real estate since 2020. Travel 1,000 miles north of Florida to Manhattan, and the vibe is decidedly different. New York real estate agents report that buyers need to make appointments to tour a home, and some agents won’t even show a home without a mortgage preapproval.

Biden also signed an initial aid package of military assistance and said shipment would begin in the “next few hours” — the first tranche from about $61 billion allocated for Ukraine, according to U.S. officials. It is expected to include air defense capabilities, artillery rounds, armored vehicles and other weapons to shore up Ukrainian forces who have seen morale sink as the Russian military has racked up win after win. Even with a burst of new weapons and ammunition, it is unlikely Ukraine will immediately recover after months of setbacks. Riverside is hot because "it's a less expensive alternative to Los Angeles, and only an hour away," says Trapasso.

Some buyer's agents might charge flat fees, or an hourly rate, or they might charge a fee for each time they accompany a buyer to a showing. Those business models would exemplify the innovation in the industry that the Department of Justice wants to encourage, according to a filing in yet another court case — Nosalek v. MLS Property Information Network et al, in Boston. A preapproval shows sellers a lender has verified your finances and creditworthiness and you’re ready to move. In just the last couple of months, for example, preapprovals at Bank of America have spiked, with about two-thirds of the applicants being first-time buyers, says Ann Thompson, a consumer lending executive at Bank of America. The first thing buyers should know is that they’re entering a seller’s market.

This may influence which products we review and write about (and where those products appear on the site), but it in no way affects our recommendations or advice, which are grounded in thousands of hours of research. Our partners cannot pay us to guarantee favorable reviews of their products or services. Home appraisers are licensed professionals that will assess the value of your house based on the state of your property and overall housing market conditions. They will look at the size of your property, your house’s interior and exterior conditions, and any upgrades, additions, or home improvements you’ve done, and then calculate your home’s worth based on the local market conditions. You can start by using online tools to help you get an idea of what your home is worth.

Down Payment Calculator: Calculate Your Down Payment

Your agent will create a comparative market analysis (CMA) to review comparable homes nearby that are currently on the market, pending, or have recently sold. This will give you more information on what people are willing to pay for homes that are similar to yours, so you can set a competitive price. Hopefully, your agent has sold some of the comps or at least toured them in-person. Some agents like to email information about a seller’s home to 3-5 top agents in the area to get their pricing opinion.

To reduce the stress, understand what will happen during every step of the process and make sure to stay informed. Using a checklist for selling a house can help you stay organized and prepare for what’s to come, from initial listing to closing day. If you’re still living in the home, now is the time to start packing your belongings. The closing process generally takes anywhere from 30 to 50 days, so you have a good amount of time to pack and organize before you need to be out of the house.

The testimony marks the first time a large property insurer has publicly promised a return to the market in the disaster-prone state if the new regulations are implemented. Due to the swift withdrawal of insurance companies statewide, legislation has been introduced to help mitigate the ongoing problem, but no measure has been signed into law yet. “If the regulations were in effect today, we would begin selling new homeowner insurance policies tomorrow,” Gerald Zimmerman, senior vice president of government relations for Allstate, said in a public hearing, Bloomberg reported. Tucked into the measure is a provision that gives TikTok’s Beijing-based parent company, ByteDance, nine months to sell it or face a nationwide prohibition in the United States. The president can grant a one-time extension of 90 days, bringing the timeline to sell to one year, if he certifies that there’s a path to divestiture and “significant progress” toward executing it. President Biden signed into law a $95-billion military aid measure Wednesday that includes assistance for Ukraine, Israel and Taiwan and has a provision that would force social media site TikTok to be sold or banned in the U.S.

But this compensation does not influence the information we publish, or the reviews that you see on this site. We do not include the universe of companies or financial offers that may be available to you. Looking at comparables, often called comps, of recently sold homes in your area will also help you settle on a price. These homes should be similar in size, location, and sold within the last few months. Instead of lumping the price of your house in with other comps in the area, strategize your pricing based on your home’s selling features. In other words, if there are three houses for sale in your area and they are priced at $350,000, you might be able to justify $360,000 or more because you have a larger lot size or maybe you’re located in a popular neighborhood.

The Power of Landscaping: How to Increase Your Property’s Value with Simple Updates

This has occurred even as extremely low inventory has made it harder to lock in a deal, never mind get a discount on a home. On top of the pandemic changes, much of the country finds itself in an ultra-competitive seller’s market. Experts said some of the recent price cuts probably came from overeager sellers who priced their properties way over market value to take advantage of what until recently was a very hot market. In the last two years, many sellers ignored offers unless buyers waived certain contingencies, particularly the appraisal contingency that allows a buyer to walk away if an appraisal comes in low. This guide will help you better understand mortgages, navigate real estate apps and agents, negotiate wisely and more.

The offer procedure and paperwork vary within regions – and understanding the forms and various transactional issues is key. Your agent will promote your interests and assist in developing a clear and binding transaction. Your first step is to have your Coldwell Banker agent assist you in preparing your home for sale. If you are not already working with one of our agents, you can find one here. By partnering with a Coldwell Banker agent, you will have a professionally trained, experienced agent to offer you representation options and full service.

For example, if someone is giving you money for the down payment, they will have to write a gift letter explaining that you don’t have to repay the money. Tales of multiple—sometimes dozens— of bidders —on one home are not hyperbole. For buyers, that means you probably shouldn’t look for homes at the top of your budget, as you can count on someone else outbidding you. Explore the best places to buy a house based on home values, property taxes, home ownership rates, housing costs, and real estate trends. Here’s how you can put down less and get more help with down payment and closing costs. In Southern California and the wider U.S., they make up a minority of listings, and most homes still sell for more than the list price.

It doesn’t make sense to install new granite countertops, for example, if you only stand to break even on them, or even lose money. Plus, these improvements may not be necessary to sell your home for top dollar, particularly if inventory levels are low in your area (which they are in most areas these days). A good real estate agent will know what local buyers expect and can help you decide what needs doing and what doesn’t. For example, geography might influence how long your house lingers on the market or how high of a list price you can get away with.

house sellers

Then the seller and their agent know the comps and how much other top agents believe their buyers would pay. After you formally accept the buyer’s offer, it’s time to sign the purchase agreement. This is a document that the buyer and seller both sign, which outlines the terms and conditions of the sale.

In the Inland Empire, price reductions are at an all-time high in a dataset that started in 2015. This is also a good time to gather all of the paperwork that you will need to expedite the closing once you have an acceptable offer. In addition, you may want to begin the process of selecting a real estate attorney to represent you once you have an accepted offer. If needed, your agent can provide you with a list of local attorneys who specialize in real estate. Before you spend money on costly upgrades, be sure the changes you make will have a high return on investment.

The idea of local artists bound by talent and perspective is the foundation that this community was built on. Carmel was once, and for many still is, a bohemian enclave--a haven for artists and a refuge for writers and intellectuals. While the artists and writers brought creative energy to town, the establishment of the Carmel Art Association gave it structure, stature, and sustenance. The second-oldest art cooperative in the country, it has defined the art community for 80 years. Throughout the redevelopment of this area, the City has used public private partnerships to encourage investment by the private sector in the area. The City identified the best areas for redevelopment, purchased and combined small lots and made them ready for development, and created a plan for the area so that the private sector could come in and begin work more easily.

It is the mission of the Carmel Arts Council to encourage and promote the arts for all ages through leadership, financial, and volunteer support in order to nourish a vibrant culture in the Carmel Community. The Children’s Art Gallery features artwork by kindergarten through 5th grade students, along with middle and high school art. The Carmel Public Art Collection exists to make art accessible to all residents and visitors. Public art enhances the City’s outdoor spaces and experiences while bringing people together. From road crews to restaurants, banks to breweries, Carmel local entertainment and tourism impacts nearly every local business each year. That ripple effect lasts longer than the average family visit to Carmel.

Each artist goes through a juried process to ensure their art is unique, not mass produced, and the highest of quality. The artwork is judged at the festival and awards are issued to the artists. Additionally the festival supports their mission through the awarding of several financial scholarships to local high school students. These scholarships are awarded based on artwork submitted to the student art show that is also presented during the festival. The Carmel Art Tour, a fun and informal 90-minute guided walking tour, highlights beautiful Carmel art galleries and explores painting, sculpture, art glass and photography – from historic to contemporary – around downtown Carmel.

To show their commitment to identifying the Old Town area as the Arts & Design District, the City installed archways over the main entrances to the district. Eventually, flower baskets, flower boxes at windows, benches, out door sculptures and bump out curb dining complemented the experience in the district. Born and raised in Duluth, MN, the landscape around Lake Superior gave me a beautiful palette of water, sky and forest to inspire my work. I have lived in a number of places in the US over the years but the scenes from the Great Lakes region continue to be the main focus of my creativity.

“Realism has the capacity to reach everyone; there is no age barrier, no culture barrier. As the breadth of communication expands, so does the potency of a particular work.” J. Currently, I work & show from my studio gallery on the third floor above the Magdalena Gallery of Art in the Carmel, IN Arts & Design District. Top quality, handcrafted and homegrown, the work of an Indiana Artisan rises above the rest.

I spent many years working in the graphic arts and faux painting fields before turning to studio art. While I have used many mediums over the years to create, since 2003 I have concentrated on oils. CCA Gallery offers exceptional art as an artist owned co-operative gallery, the oldest of its kind in Indiana.

Venture along Main Street & Range Line Rd. to see the works of art and visit with established and emerging artists, whose creations you may want to take home. The culinary arts can also play a role in your unique experience as you dine alfresco along our city sidewalks. The Carmel International Arts Festival (CIAF) is a 501(c)(3) organization whose mission is Educating the Community Through the Arts. The festival’s mission is carried out through a 2-day festival the last weekend of September in the Arts and Design District of Carmel, Indiana. With the 2 main arteries going through Carmel closed, CIAF brings in over 100 artists in 9 different mediums to provide the community with the finest samplings to purchase and take home.

Canada & New England Cruise Finish Planning Your Cruise Norwegian Cruise Line

Walk the Freedom Trail in Boston to learn about the American Revolution in the very places it began. On the flip side, Breakaway is also not a ship for those who prefer cruise traditions. The only old-school elements are singles gatherings, the small Norwegian Breakaway library (best to bring your own books) and mainstream ports. There's little true enrichment, and it can be hard to mingle with other passengers unless you’re staying in the Studio section, which features a private lounge for solo travelers. To make the most of your day in Portland, this tour combines the city highlights with a visit to historic Portland Head Light and the charming seaside town of Kennebunkport.

With an overwhelming world of choices, we understand you may need some personal assistance to plan your perfect vacation.

The ship might be small, but it still features two intimate specialty restaurants, a gorgeous grand dining room, a high-end buffet and pool grill, and one of the most decadent afternoon tea services at sea. Standard cabins are on the smaller side, but their modern look and sumptuous beds are appealing. For a splurge, the larger suites will not disappoint discerning travelers. New England cruises offer so many ports to explore, from Bar Harbor and Portland, Maine, to Boston, Massachusetts and Baltimore, Maryland. Each port offers something a little different from the others, so you'll never run out of new adventures along the Atlantic coast. Only Norwegian offers incredible culinary experiences with this much freedom and flexibility on a fleet of ships specially built with restaurants from bow to stern. Instead, Norwegian Breakaway offers resort-like, rather than ship-like, entertainment and dining. It's a style that other cruise lines have adopted, but Norwegian Breakaway did it first by outpacing its competitors with sheer number of restaurants, shows and entertainment venues.

While cruise fares are not all-inclusive, passengers can pay a daily fee for a package that includes unlimited beer, wine and cocktails, as well as Wi-Fi and crew gratuities. Silversea's all-inclusive pricing includes airfare, transfers, gratuities (and butler service), complimentary beverages and at least one included shore excursion per port. The itinerary includes calls on Newport, Rhode Island; Boston; Portland, Maine; Halifax, Nova Scotia; Charlottetown, Prince Edward Island; and Iles-de-la-Madeleine, Saguenay and Quebec City in Quebec. Volendam will sail nine- to 11-night Canada cruises in August and September 2025 as well but with slightly different routings.

Cruisers might visit Quebec City and Saguenay in Quebec; Sydney and Halifax, Nova Scotia; Corner Brook, Newfoundland; Saint John, New Brunswick; Portland, Maine; Boston; and Newport, Rhode Island.

If you have the chance, head to the picturesque Portland Head Light, a lighthouse just a 15-minute drive away in Cape Elizabeth. You can't miss taking in the sights of Acadia National Park in Maine during your vacation. Known as the Crown Jewel of the North Atlantic Coast, it's no wonder 3.3 million people visit every year. Royal Caribbean offers Canada and New England cruises from three cities (Boston, Baltimore and Bayonne, New Jersey) in late summer and fall 2024. To truly experience the Eastern Seaboard, try the nine-night Canada & New England Cruise sailing round trip from the Cape Liberty cruise port in Bayonne aboard the 3,798-passenger Liberty of the Seas.

Québec City’s iconic Château Frontenac is where you’ll find the best views of the Saint Lawrence River. At low tide, hike down to the base of New Brunswick’s Hopewell Rocks, a marvel of nature created by melting glaciers and carved by the highest tides in the world. And save an afternoon for a true “downeast” lobster bake with fresh-from-the- ocean lobster drizzled with butter and all the trimmings.

We offer the most departure ports in the region, with sailings from Buenos Aires, Ushuaia, Rio and Santiago.
